Fountain Creek Farm is a 78-acre productive corn and soybean property located in Northeastern Illinois, approximately 120 miles south of Chicago. The farm features excellent infrastructure, extensive drainage tile work completed in 2017, and three-road frontage that enhances accessibility and long-term value.
With a Productivity Index Rating of 120.4 (out of a 47–147 range), this property ranks among the higher-performing farmland assets in its region. Nearly 95% of the acreage is tillable, and historical crop yields have consistently outperformed county averages. The farm is currently leased through 2021 under a flex rental agreement that aligns farmer and investor interests.
The flex lease structure provides investors with a stable annual cash payment while offering upside potential if commodity prices or yields surpass pre-set thresholds. This approach supports both financial predictability and growth opportunity. The property also benefits from its proximity to other GreenYield-managed farms, providing regional efficiency in oversight and management.

The sale benefited from a multi-farm buyer seeking to complete a tax-advantaged exchange, which significantly enhanced sale value and investor returns.
Agricultural investments carry inherent risks including weather variability, commodity price changes, and operational management challenges. While GreenYield conducts comprehensive due diligence, returns are subject to both market and environmental factors.
Alternative asset investments involve risk including potential loss of principal. These investments are not traded publicly and may be impacted by tax or policy changes. Investors purchase shares in a GreenYield entity that owns the farmland directly rather than owning physical acres.
