This property sits outside the town of Tunica and offers strong value add potential through targeted land improvements.

GreenYield is raising capital to level and irrigate the farm, upgrades that will support flood irrigation and enable rice cultivation. Rice typically commands a rent premium compared to soybeans, and these improvements are expected to increase crop yields, farm rent revenue, and long term land value.

The farm is 96 percent tillable and includes paved road frontage. It lies within the Mississippi waterfowl flyway, creating additional income opportunities through hunting and recreation leases. Existing farming and hunting leases are in place and are reflected on a prorated basis in the Annual Rent Estimates table in the Financials section.

Exit Notes

Improvements were completed under budget and on schedule. The asset was sold on September 9, 2022 for a gross price of $930,000. Over the life of the investment GreenYield 124, LLC distributed $929,521.55 to members.
